This luxurious mountain residence accommodates up to 10 adults or 12 total with children and offers space and entertainment options for everyone in the group. We really enjoyed the open area in the kitchen / family room. Fireplace was gas and behind glass but checked the box for warmth and ambiance. Hot tub on the back porch was a favorite after a day of skiing.

This 5 bedroom home with comfortable beds was ideal for our families (9 total). Loved being able to walk into town. The yard was minimal and pretty much ausauvage but that wasn’t a critical factor. The decks/porches/balconies were small and could use a little love (would have benefited from larger deck where hot tub/grill was. Dishwasher was underwhelming in cleaning ability, but with 9 of us we found the kitchen more than adequate. Clean, comfortable and we’d come again in a heart beat.

We love Breck any time of the year so I would definitely stay at this property again! It was such an easy walk to Main Street's shops and very close to the grocery store. The cabin comfortably slept our whole group and the hot tub was in great condition! It was the perfect snowy cabin for a mountain getaway!

Breckenridge Family Vacation

We stayed at this property over Halloween weekend. The location was perfect for our group. We walked to everything in town. The house accommodated our group of 5 couples well. I thought the common space was larger than it seemed in the photos. The property management company made checking in and out a breeze. They checked in with us daily throughout the stay which was much appreciated (via text). Thanks for a great time! Highly recommend.

Had a great stay in apres on French. Check in was seem less, house was well equipped, and rental company was attentive. The location is perfect. Just far enough to feel private while close enough for easy walk to main/gondola.

For the second time we stayed at Apres on French Street to celebrate Oktoberfest. Even though the city did not do the celebration this year our family created it's own and this home was perfect. It offers 5 bedrooms and the downstairs extra sitting area is perfect for the couples that had small children. The close proximity to main street and the gondola was perfect since we have strollers to deal with. Everything was very clean and we even saw some updates to the property this visit. The only issue was a missing screen to one of the basement bedrooms which made sleeping a little warm at night. But that was a minor inconvenience. I would highly recommend this property.

Fabulous family venue

We rented this home to celebrate our 50th wedding anniversary. Our daughter with her husband and two young children had the lowest level to themselves. My wife and I and our 2 adult sons stayed in the three upstairs bedrooms. This left the open main level for sharing meals, games and TV time. Couldn't have worked out better.

We loved the location and the home! Fortunately Summit Cty just flipped to Orange before our stay but our hosts kept us in the loop about the various COVID19 precautions/changes. Apres on French was spacious with lots of space to lounge and a great kitchen with just about any appliance that one might need - food processor, Keurig, drip coffee, all sorts of pots and pans, cutlery, etc. We enjoy cooking in and brought most staples, but all the various bars/restaurants/shops are a short walk away on Main St and Ridge St. There is a bus stop nearby (masks required for now) and the gondola station is also just a short walk (easier for boarders but manageable in ski boots too). The City Market, package store and equipment rental are equidistant, opposite the gondola parking lot. We enjoyed the private hot tub. The electronics setup was great as our hosts provided access to Netflix, Amazon Prime and other streaming services via Roku in both living spaces as well as the various bedrooms.

We had a great six night stay

We had a great six night stay with the pooches over Labor Day. The property manager was very responsive and efficient with the texts on arrival, departure, etc. the house was very comfortable and well laid out (my sister visited for two nights and had the downstairs which was nice for privacy). The kitchen was reasonably equipped but we didn’t use it much as we were taking a break from cooking. There were a couple very minor things that needed repairing but the property manager was super responsive and got the minor issues resolved quickly.

The walkability to trails and down town are excellent. We had five people and everyone could had their own room. The hot tub was nice to have after long hikes. The kitchen had everything we needed to cook great meals too. Thank you

We had 4 adults, 1 college student and 4 teens staying here for spring break. The home was plenty large enough for all of us, and so convenient to the ski lifts as well as to the town. Our teens really appreciated being able to walk to town after skiing and hang out. Groceries were also easy to get to. The house was beautiful and well maintained and communication with the management company was wonderful.

Awesome location walking distance to town/gondola up to the ski hill! Really comfortable beds, kitchen was super nice/updated (had nice, sharp knifes which is a huge pain point when rentals have cheap dull ones, which most do). Would highly recommend.

Place was super clean/updated! Kitchen had everything you could possibly need (including crock pot and Sharp knifes which are always had to come by at vacation rentals). Walking distance into town and to the gondola to take you up to go skiing. Would HIGHLY recommend to anyone.

Our extended family rented this property so we could all have space and still be close enough to Main Street to walk, even with a 4 and 6 yo. It was perfect. One family was downstairs and two were upstairs. Rooms were very comfortable; living area actually bigger than anticipated. All very clean and even though we rarely cooked the kitchen upgrades were amazing. We are hoping to come back next summer! Property management checked on us initially to make sure our needs were met. Only location issue was this was a very busy street and a lot of traffic passes through.

We had a great time in Breckenridge and the house was excellent. Walked everywhere and had plenty of space to relax and enjoy. Staff was very helpful, and we will be back. Hopefully window shades get fixed in master bedroom as morning came early.

We had a great time at Apres on French St. We traveled with my family of 4 and my brothers family of five. The layout was great! We stayed on the bottom level which has the full over full bunk with trundle and a king rooms. There was also an extra living space that my boys, 8 and 5 used. It was great to be able to send them down to give us space... and the Xbox with Minecraft was an added bonus!My brothers family stayed upstairs. His two girls each had their own room and they had the master with their 2 month old. The separation of sleeping floors was great, I didn’t hear the baby once in the middle of the night.The location was also awesome. Walking distance to downtown and the gondola. We drove and parked at the gondola because of the ages of our kids and it was easier with all of the gear, but you could walk it if necessary. It was nice to be able to stroll into town... no complaining by the kiddos it was that convienent!

We LOVED Apres on French St. The house is a great size for a large group and the proximity to downtown and to the Gondola is excellent! We will definitely return. And River Ridge Rentals was great to work with. They were able to accommodate us for an early check in which made a huge difference with 2 babies.

we had a great visit at the 312 property on French Street. There was plenty of room the beds were comfortable the house was huge and comfortable for the 10 people we had and the little kids. it was close to town and convenient to ski slopes. everything look new and beautiful. It was great having a hot tub in the back porch. Definitely recommend booking this place

We hit the jackpot finding Apres on French Street! What a great place to be able to come back to after a long day on the mountain. The attention to detail throughout the home made it truly feel like a retreat, and the hot tub was definitely a bonus after being so cold and tired after skiing/snowboarding. The proximity to the gondola, the bus drop off, and shopping on Main Street makes this home a perfect place to stay. We love visiting the Town of Breckenridge and look forward to staying at Apres on French in the future!

Great house for a large group

We rented this house for a friends' reunion weekend. We had every bed full, but the house still was comfortable and accommodating. It was tidy and well appointed all around. We made great use of the kitchen, cooking up gourmet dinners every night. Best of all, the house was conveniently located close to town and the ski gondola - we were able to walk everywhere, which made the stay much more enjoyable than other houses we've rented in Breck. Overall, this was a real gem and I hope to return to this property again next year :)

We have stayed in various rental homes in Breck countless times and my family and I all agreed this was an awesome ski house. We loved the open floor plan, plentiful living room seating, well stocked kitchen, and adult friendly bedrooms. The hot tub was a perfect 102 degrees every time we used it. The only real concerning issue we encountered was finding mouse droppings each morning on top of the stove in the kitchen. Mouse droppings were also found in one of the upstairs bedrooms. We have photos of this if you'd like to have them. Other minor issues were the two broken window shades in the living room, and we frequently had trouble locking the door on the first try. This lovely, five bedroom home was perfect for our family of four couples and a baby. The home was the most well appointed home that we have her rented and it was spotlessly clean. We had a great family weekend at this wonderful property. It was close to town,/‘d the house was absolutely perfect. We had 6 adults and 3 kids, and there was more than enough room for everyone. We cooked every meal at the house, and this was one of the most equipped kitchens I have encountered. The hot tub was also great. The main living area fit the entire family, and at night we had plenty of bedrooms to spread out. If I had to pick one downfall it would be a better yard/outside area to unwind/dine, but since we were so close to the town and a great park it was just fine.

With friends coming out from Kansas, as well as a big group from Fort Collins, we needed a big place that still felt like a home, and this house fulfilled all our needs. The kitchen was quite well equipped to cook for a crowd, the beds were all comfy, and the hot tub was excellent. Having two living rooms also allowed people to enjoy different entertainment options.
